People often wonder what the differences are between Shared Ownership and Leasehold properties, and what are the options available through Brunelcare.
Brunelcare offers affordable homeownership options, through its Shared Ownership and Leasehold programs, available within both Sheltered Independent Living and Extra Care Housing schemes.
Both options are ideal for those who are 55 plus, and are looking to downsize from a family home, or are moving back to the area to be closer to family, and are an affordable way for people to enjoy the advantages of homeownership later in life, when renting is not an option.
Leasehold properties
Our leasehold properties are designed for older people, who wish to have a stake in ownership of their home.
Available to you if you live in Bristol, these homes are for those who choose to lease a retirement bungalow and are happy to live independently without regular support from our Housing Officers. We also provide a property maintenance service for all these homes, inclusive in the lease, taking a weight off your mind.
We have twelve independent living leasehold bungalows at Orchard Close, Westbury on Trym, which are two-bedroom link detached properties, that come with their own gardens and parking spaces. New leases become available when the current leaseholder or their representative decides to relinquish the lease back to Brunelcare, and the new lease is sold for 99 years. Leaseholders pay a monthly service charge, which covers communal roads, lighting and landscaping.
Three independent leasehold bungalows are also available for a 99-year lease at Sturminster Road, Stockwood, Bristol. These are two bed, bungalows that have a small rear garden and communal parking.
Shared ownership
Our shared ownership homes are ideal for those who want to share the ownership of a retirement flat or bungalow, offering a cross between buying and renting, you own a share and then rent part on a reduced rate with the possibility to staircase up your percentage. We have three shared ownership housing schemes based within Bristol offering different services.
These properties provide you with accommodation that is self-contained with its own front door, kitchen, bathroom, heating and either one or two bedrooms. We also provide a property maintenance service for all these homes, inclusive in the lease, taking a weight off your mind.
Shared Ownership for independent living can be found at Brean Gardens, Bedminster, offering two bed bungalows and Saffron Gardens, Whitehall, Bristol, offering spacious two bed flats. Both schemes are available for 50-75% purchase, with no rent being paid if a 75% stake in the property is purchased. All properties have a monthly service charge that covers communal areas and services.
If you are looking for Shared Ownership that also has a care element available, then Brunelcare has twenty Shared Ownership flats available at Waverley Gardens Extra Care Home. Shares can be purchased from 50-75%, and there is a monthly service charge for communal areas and services.
All of our ownership properties are subject to assessment and approval by Brunelcare, in line with our charitable aims and objectives.
